This is the best boutique hotel in Goa. I visited in August month of 2019. Their hospitality was also good.. Staff are cooperative. Breakfast of that punjabi restaurant inside the hotel is really mouth watering. I had parathas there.. I found the real punjabi taste. The passage of the hotel is awesome. Ambience is superb. Whenever I will visit goa again, I will prefer this hotel only.

Booked 2 rooms for 2 adults each through MMT. Trip was for niece's Christening, and we checked in on our anniversary. Requested early check-in and were told to pay almost the booking amount. Requested for a discount, manager retorted 'O you have got the rooms very cheap', so don't compare it with early check-in rates'. We checked in late in the afternoon, (along with my mother and 7 years old son). We wanted to inform that the other room 2 adults (room 2) would check in after dinner, My in-laws were going to use the room only to sleep and get ready for the next day's event. So we wanted to know the additional amount for my son, and also my mother who joined our trip last minute. Since the manager wasn't at desk, we asked the boy to inform us when he gets back from his break. They didn't, we had to follow up. Manager said he has made an entry for 3 adults and 1 child in the rooms, and my in laws coming in would mean 2 additional pax. A long (though soft & decent) argument didn't explain the fact that its my son and my mother who are additional in my room, and that my in laws were always going to occupy the 2nd room. Finally over a phone call, the owner intervened and asked the manager to charge for my mother, and half for my son. My in laws didn't come that night at all, and thankfully the owner was kind enough to charge us the extra amount for only the next night. The night manager was more helpful, though he didn't have much scope of service. Had planned to invite friends for anniversary dinner, but the evening experience with the manager made us change our plans. The hotel however was good, several things to keep children occupied, spacious rooms, large bathrooms (typical of Goa). Cleaning staff were efficient. Sweet smiles every time. One room (that was earlier allocated to us) had a leakage and smelled of dampness (yes this year the rains were prolonged). When we asked the manager (same one), he said 'switch on the a/c, and also the fan, and it would be alright.' I told him that this was already tried, and it wasn't helping. In fact the fan suspended from the false ceiling didn't have a bush and was constantly beating against the false ceiling hole, which felt dangerous. When I mentioned this to the manager, he sounded offended. I asked him to come up and check what I meant, he didn't, and thankfully he changed the room for us. Basically, attitude. Not helpful, not considerate or compassionate, not customer friendly at all. The hotel is right on the main road, and walk-able distance to the beach. Right opposite Decathlon, another place where children can spend a lot of time. Loads of shops and restaurants around here. We chose it cause it was 5 minutes walk from our niece's place. We would recommend the place definitely, just don't complicate your booking (like we did), and don't be cheapskates like us who take advantage of the cheapest online deals.

Wow what a hotel...... No water no fan and no ac...... I stayed there for 2 days 1st day normal room and 2nd day terrace suit. So on 1st day due to low volt even fan was not working so ac and tv can't work. So I asked management and he told me that there's low volt but he will trun on generator at night. But when I came back at 3 in morning only fan was working slowly. So i had to sleep in hot sweaty. In morning he told me that at 2 o'clock fule ran out. Basically he didn't care enough to check whether it's going to last for a night or not. And why can't he keep it on all the time. Why do I have to suffer at day time without even fan. Now move to other day i woke up late and there was no water. Every time I asked him he said it will be there in 30 min. So without even going to toilet I spend all afternoon in my room waiting for water. After I talked to higher authority and fighting for toilet and after I tell them to shift me to other hotel they arrange a room for me to get shower. What the hell was that. I mean I am wondering that why I went there to enjoy and see goa or to experience 3rd degree torture. I mean why would I went there. I ruined my hole vacation. Worst hotel and management. Please don't go there by mistake also. And the Jacuzzi and bath tub do not work so don't lure your self by that.

This hotel deserves two stars, but I have one more just for the food. We stayed in this hotel for 3 nights. As the superior rooms were all booked they upgraded us to Superior terrace room for 2 nights. This room is well built though not maintained that well. The terrace furniture had all got coating of dust and also the bathroom tiles had mold growth The last night here we were shifted to Superior room. Now this room was damp and had plaster coming off the walls. Also the bathtub was scratched, had cracks and was again a victim of poor maintainence. The shower cubicle's door got jammed while we were having a bath. When we complained to the manager he replied that all superior rooms are like this only. Also they have a foot massager which is non functional. The food is good which is maybe the only saving grace. Pros: 1. Good staff and good food 2. Right on main road and had market and restaurants nearby 3. Terrace view is great Cons: 1. Not maintained at all 2. Damp rooms and plaster peeling off walls 3. Ceiling had paper taped to it instead of being repaired 4. Moss growth everywhere in the bathrooms Overall the property is built well but lacks maintainence.

Its a nice small boutique hotel on the convenient road connecting Calangute, Condolim, Bagha, Anjuna beaches on North Goa. Location of hotel is good for those who are having transportation available, be it hired or own. We stayed in first week of December 2018, during weekdays, so not much rush. Staff is courteous, polite and resourceful. Rooms are cosy, maintained adequately, but more maintenance will do good. Small first floor pool is good option. Cons: This is not the hotel for those who are looking for view from the room. Parking is an issue as hotel has lill bit worrysome parking slots available. Breakfast items and quality was good but scope for improvement in main coarse item Overall : Very good choice for the long time stay travellers.
